Janet Downer


Professional Background

Janet, following a career in banking in a secretarial role at Managerial level, commenced legal work in the Parramatta area in 1976 acquiring experience in most fields of law.  Janet worked as a Legal Officer for a very large Property Development Group involving property development, large residential subdivisions, multimillion dollar acquisitions and sales for a period of 4 years.

 
Having worked previously for Champion Legal, Janet rejoined the firm in 2006 working as a paralegal in the following areas:
 
  • Conveyancing – sales and purchases
  • Government Department acquisitions and disposals
  • Subdivisions and multistorey developments
  • Torrens Title, Strata Title and Old System conveyancing
  • Mortgages on behalf of both the mortgagee and mortgagor

Janet is a Justice of the Peace registered in New South Wales

 

 

Current Practice

Her recent work has included:

  • Acquisition by a State Government Department negotiating and facilitating exchange of contracts (alleviating need for compulsory acquisition process) where the Vendor was arguing value of land under the Land Acquisition (Just Terms Compensation) Act 1991.
  • Acting for a State Government Department in relation to securing a goodwill arrangement between the owner of adjoining land and our client by preparation of a License Agreement formalising the verbal arrangement in relation to a right of access and creating an obligation (in Contract) on the purchasing entity to create a Right of Way (or similar) upon completion of the contract.
  • Acting for a State Government Department in relation to addressing issues relating to the effect of potential works (being road works in the vicinity of an established well) by our client prior to acquisition of land.
  • Sale and purchase transactions of residential, commercial and industrial properties often involving examination of GST liabilities.
  • Intra-family property transactions.
